NYC Facility Manager

Who We Are:

We are looking for a Facility Manager for our New York City office. This dynamic role reports to the
Regional Manager REW, Americas East and will be responsible for maintaining a high level of service from local Real Estate & Workplace (REW).  This position will manage the Workplace Coordinators and Receptionists.


What You'll Do:

  • Make sure that all service requests through Twitter’s internal ticketing system are being responded to in a timely manner and appropriately.  Ensure top customer service levels are being met.

  • Responsible for initiating and maintaining all vendor relations.  Manage existing contracts and ensuring SLAs are being met.  Work with purchasing on new vendor agreements (RFP/bidding), or issues with existing agreements.  Onboard new vendors, establish PO’s, point person for any payment or invoicing issues. Coordinate work with outside service providers as necessary.  Directly responsible for providers of office supplies, plants, appliances, furniture, pest control, janitorial, maintenance, shipping, carting, movers, Ergo and HVAC.  Coordinate with Building Engineering /Landlord as necessary.

  • Manage onsite food service program and provider with Twitter’s internal Global Food Program Manager.  Review costs, menus, programming and special events.  Responsible for keeping vendor accountable for maintaining highest level of service at all times.

  • Point person for NYC Subtenant requests and issues.

  • Work closely with NYC Leadership council on all business unit needs.  Provide high-touch service in response to requests or issues from leadership.

  • Local lead for all design and construction projects.

  • Financial responsibility includes the review/approval of all department expense reports, PO requests and invoice approvals.  Review monthly rent invoices, work with landlord if any discrepancies, process rent payments.  Review budget reports with Regional Manager, advise on variances, participate in future budget planning.

  • Manage floorplan/seating charts.  Provide reporting as needed.  Collaborate with REW Regional Manager, Global Planning team members and business unit contacts on headcount projections.  Manage moves or restacks as required.

  • Oversee departmental communications (internal newsletter, notice emails to staff, digital displays in the office).
     

Who You are:
  • Familiarity with OKRs, SLAs and measuring metrics helpful

  • Experience in working in a technology firm preferred

  • Proficient in Mac environment (e.g. Google docs, etc.) a plus

  • Triple Net lease experience preferred

 

Requirements:

  • 8 - 10 years experience in real estate/facilities/property management

  • Experience in managing teams and a team of direct reports

  • Strong financial reporting and budgeting background
