The Position

We are looking for a Senior Workplace Manager for our San Francisco office.  This dynamic role reports to the Real Estate & Workplace (REW) Regional Ops Manager - AMER West. The position will manage a team who will handle daily operations across the business. The right person will craft and elevate programs and amenities that make employees love coming to work every single day. What You’ll Do:
Leadership:

  • Provide leadership to the San Francisco Operations Team that supports repairs & maintenance, reception, mailroom, janitorial, moves, and food & beverage activities in the offices.
  • Proactively own, manage, update and implement the recruitment plan for your team.  This includes sourcing talent where relevant, conducting thorough interviews to identify talent and capability matches and making all hiring decisions with the future state in mind.
  • Support strategic initiatives that support the company’s and team’s OKRs and roadmap.
  • Provide thought leadership, local office updates and feedback on various strategic plans and collaborate with various key stakeholders as appropriate 

Vendor Management: 

  • Responsible for vendor relationships including repairs & maintenance (HVAC, plumbing, electrical, etc), janitorial, movers, furniture, pest control, plants, appliances, shipping, and catering. 
  • Experience with supplier management to identify and address efficiency gaps, while creating solutions based actions plans. 
  • Manage existing vendor contracts and ensure SLAs are being met, including hosting QBRs. 
  • Team with Procurement on new vendor agreements (RFP/bidding), or issues with existing agreements. 
  • Onboard new vendors, establish POs, and be the point person for payment and invoicing issues. 
  • Coordinate work with outside vendors as necessary.

Relationship Management:

  • Develop and maintain strong, positive and effective working relationships with all internal & external stakeholders. 
  • Establish and maintain a strong working relationship with Landlord/Property Management teams.
  • Dedicated point of contact for employees and team members whether Work From Office, Work From Both and Work From Home to support and maintain a world-class workplace.
  • Work closely with local leadership on all business unit needs. Provide high ­touch service in response to requests or issues from leadership. Support culture of office in communication and action.
  • Partner closely with onsite security to ensure the safety of employees.

Operations: 

  • Ensure all service requests through Twitter’s internal ticketing system are being responded to in a timely manner and appropriately, per established SLAs. Ensure top customer service levels.
  • Partner with our Food & Events teams on the onsite food service program and manage vendors who provide meals daily to employees
  • Work with the Global Workplace Development & Technology team, comprising Design & Constructions, Audio & Visual, Workplace Strategy on new workplace initiatives.
  • Collaborate with REW Regional Manager, Global Planning team members, and business unit contacts on headcount projections. Coordinate the management of moves/adds/changes (MACs) or restacks as required.
  • Support in future planning for potential uses of REW tools & Intelligent systems - Sustainability, Asset Optics, Facilities Management, Specification Management
  • Coordinate New Hires onboarding, employee transfers & integration with departures with HR and IT for Work From Office, Work From Both and Work From Home employees.

Finance: 

  • Financial responsibility includes the development and management of the operations budget for the site and monthly variance reports to leadership.
  • Review and approval all department expense reports, PO requests, and invoice approvals.

Food & Event Support:

  • Work with the Events team in organizing and executing events to ensure successful implementation of WFO/WFB events and virtual access for WFH Tweeps (when it makes sense).

Communication:

  • Oversee departmental initiatives such as communications (internal newsletter, digital signage, notice emails to staff.)
  • Monitor and manage communication channels (e.g. slack channels, email aliases, site pages) and guide employees to the correct resources. Escalate any issues to the appropriate stakeholder when necessary 
  • Support internal communications and initiatives in collaboration with Cultural Ambassadors.
  • Other similar responsibilities, consistent with the above, to be assigned.

Qualifications

Requirements:

  • Minimum 4-5 years of professional experience in real estate/facilities/property management
  • Experience in managing teams and a team of direct reports
  • Strong financial reporting and budgeting background
  • Bachelor degree or equivalent 
  • Excellent verbal & written interpersonal skills
  • Familiarity with KPIs, OKRs, SLAs and measuring metrics helpful
  • Experience in working in a technology firm preferred
  • Proficient in Mac environment (e.g. Google docs, etc.) a plus
  • Flexibility with regard to job responsibilities

The expected salary range for this role to be performed in San Francisco is USD $96,000 - USD $124,000. Starting pay for the successful applicant will depend on a variety of job-related factors, which may include education, training, experience, location, business needs, or market demands. This range may be modified in the future.

This job is also eligible for participation in Twitter’s Performance Bonus Plan and Equity Incentive Plan subject to the terms of the applicable plans and policies.
