Real Estate Manager

The Position

Come join our Leasing and Planning team to work on lease administration, leasing and subleasing projects within our Work Transformation team in a dynamic environment in offices where our Tweeps experience the #LoveWhereYouWork culture. 

What You’ll Do: 

  • Work closely with leasing, broker team, and internal/external counsel in review of leases, serviced office agreements, and sublease agreements in global portfolio 
  • Assist on preparing lease deal analyses for upcoming lease and sublease transactions
  • Perform detailed review on all aspects of lease documents including checking accuracy of lease abstracts, and work with external Lease Admin team on keeping lease database current with receipt of incoming lease documentation 
  • Partner on Lease Administration and manage external Lease Admin team and ensure high level of accuracy on lease abstracts, upcoming critical key dates, lease expirations, monthly rent charges & payments, and other obligations associated with all leases and subleases 
  • Work collaboratively across REW teams to assist with any lease related inquiries in global portfolio 
  • Work with leasing team on review of various month end lease reports for business partners
  • Main point of contact for subtenants and handle any sublease related inquiries including assisting internal REW team members with sublease issues. 
  • Track COIs for Twitter and Subtenants per lease requirements and work with Insurance/Treasury to update quarterly 
  • Obtain Letter of Credits and Security Deposit for any new leases
  • Track returns or any LOC/Sec Dep reductions during lease term 
  • Work with and inform internal and external stakeholders on any updates to LOC/Sec Dep changes 
  • Collaborate with Design & Construction team to track tenant improvement allowances expiration dates and collection of allowance reimbursements dates 
  • Track upcoming end of Lease or Sublease expirations to assist in coordination of restoration work on Twitter/Subtenant move out obligations 
  • Review any space alteration requests from Subtenants and work with the Design and Construction team for approval as well as Master Landlord 
  • Review annual operating expense estimates and reconciliations for all Leases and Subleases
  • Assist with preparing of annual budgets, quarterly re-forecasts of lease portfolio, and purchase orders for leasing team 
  • Assist in preparing monthly rent file according to SOX protocols with internal and external business partners
  • Assist in review of monthly subtenant rent statements 
  • Assist in review of monthly utility invoice processing 
  • Work with accounts payable teams on opening new suppliers or new requisitions for purchase orders.
  • Review of monthly financial reports received from our Financial Planning and Analysis partners including variances 
  • Team with Occupancy Planner and Data manager on oversight of the REW Business Intelligence Tool on accuracy of data
  • Support Sustainability Team with any sustainability initiatives related to utility tracking and lease negotiations 
  • Partner and build relationships with Real Estate & Workplace teams, stakeholders, and business partners to support real estate needs, leasing strategy, and understand local nuances 

Qualifications

Who You Are: 

  • 4-6 years experience on a Workplace or Real Estate team working on lease administration, property management, subleasing, and leasing with in-house corporate real estate experience preferred
  • Excellent lease interpretation skills 
  • Experienced with project management, understanding how to analyze data, and strong relationship-building skills 
  • High attention to detail and the drive to produce results 
  • A highly flexible working style, with the ability to balance multiple competing priorities and ensure project deadlines are met 
  • Ability to pivot within a project and collaborate with team to take on new challenges as they arise 
  • A self starter who leads by example, demonstrates good judgment, has excellent analytical skills, and is detail-oriented 
  • Creative problem-solver with proactive work style and a sense of ownership -Ability to effectively communicate and collaborate with a diverse range of people and job functions/levels with excellent verbal and written communication skills 
  • Expectation of complete confidentiality on all business matters -Knowledge of Google and Microsoft Suites 
  • CA Notary License (a plus)

The expected salary range for this role to be performed in San Francisco is USD $110,000 - USD $144,000. Starting pay for the successful applicant will depend on a variety of job-related factors, which may include education, training, experience, location, business needs, or market demands. This range may be modified in the future.

This job is also eligible for participation in Twitter’s Performance Bonus Plan and Equity Incentive Plan subject to the terms of the applicable plans and policies.
